Layali runs it, and the founder is your point of contact. Day-to-day work runs on vetted housekeeping and maintenance partners, coordinated and quality-controlled by Layali.

Not necessarily. We assess what can stay and recommend only what the apartment needs to be guest-ready. If the furnishing cannot reach the standard our guests expect, we tell you before you sign.

No. We take on apartments that can perform to the standard of the ones we already run, and we say so when one cannot.
About Layali →Does requesting an estimate commit me to anything?
No. The estimate is free, and what you do with it is your decision.

We review every request. When the apartment looks like a fit, we contact you on WhatsApp to arrange a visit. After the visit, we walk you through your apartment's own figures, every deduction shown. Nothing is signed before you have seen them.

Sometimes that is the better choice. When we look at your apartment, we put its short-term figures next to an annual lease for the same unit, and if the lease wins, we tell you.

It depends on the neighbourhood, the size and the fit-out, so we never quote a single figure. The calculator shows the range for apartments like yours instantly, and your apartment's own figures come after we have seen it, every deduction shown.

Management is 20% of net booking revenue: what guests pay, less platform charges and housekeeping. It is never taken from gross, and a month with no bookings carries no management fee.

It is quoted for your apartment's condition once we have assessed it. A guest-ready apartment needs photography, a deep clean and listing setup. An empty one also needs furnishing, which you fund against a budget you approve.

You do, against a budget you approve before anything is bought. The furnishing is yours, and it stays with you if the agreement ends.
About the fit-out →When am I paid?
Your statement arrives by the 10th of each month with every deduction on its own line, and your payout follows by the 15th.

Handover to first payout takes about 12 weeks. After that, your statement arrives by the 10th of each month and your payout by the 15th.

No. Riyadh has peak months and quiet months, so plan on the year, not any single month. The calculator shows the range for apartments like yours.

Yes, with a Ministry of Tourism licence held in the owner's name. Who can hold one, and where to apply, are on our short-term rental rules page.
Short-term rental rules in KSA →How long is the agreement, and how do I leave?
The term is 12 months and renews automatically. Either side can end it with 60 days' notice, and if no bookings run past your exit date, we release the unit earlier.

About listings →Who pays for housekeeping?
Housekeeping is paid from booking revenue before our fee is calculated, and it appears as its own line on your monthly statement.
Who pays for repairs and utilities?
They are the owner's costs, as with any property you own. We coordinate the work, and anything we pay on your behalf appears on your monthly statement.

Yes. Our listings and guest reviews are public.
