Illustration: an apartment, then an empty calendar for November 2026 beside it that fills in night by night, 1 to 30. At first every night carries the same price, SAR 520. Then each night is priced on its own: Thursday and Friday nights higher, a mid-month run of event nights highest, and a few quiet weeknights a little lower. The prices are illustrative.

What it covers

The rate, managed every day.

  • A base rate set from comparable listings in your neighbourhood
  • Daily dynamic pricing
  • Weekend, event and school-holiday demand
  • Ramadan, Eid and seasonal demand reflected in the rate
  • Near-term rates adjusted for nights still unsold
  • Dynamic pricing across the whole calendar
How we do it

Set the base, then move with demand.

Set the base.

We set a base rate from comparable listings in your neighbourhood, the apartment's size and its finish.

Adjust daily.

The rate moves each day with booking pace, weekends, events and the season.

Price the whole calendar.

The system prices every open night on the calendar, not only the next few weeks.

Why it matters

A fixed rate loses in both directions.

Riyadh demand moves with weekends, events, school holidays and Ramadan. Pricing that follows it holds occupancy when demand is soft and captures the rate when it is strong. The aim is the year's revenue, not the highest single night.

FAQ

Questions owners ask about pricing.

Will my apartment earn the same every month?

No. Riyadh has peak months and quiet months, so plan on the year, not any single month. The calculator shows the range for apartments like yours.

Is this the same as your management fee?

No. This page is about the nightly rate guests pay. Our management fee is 20% of net booking revenue, which is booking revenue less platform charges and housekeeping.

Why not keep one steady rate?

A steady rate is too low on busy nights and too high on quiet ones. Moving it with demand fills more nights at a better average.
