About these terms

These terms apply to your use of layaliproperties.sa. The website is run by Layali AlDiyafa Company For travel and tourism (الشركة ليالي الضيافة للسفر والسياحة), trading as Layali Properties, Commercial Registration 1009097434, based in Riyadh, Saudi Arabia (we or us).

By using the website, you accept these terms. If you do not accept them, please do not use the website. How we handle personal data is set out in our privacy policy.

What the website is for

The website gives information about our short-term rental management service for apartment owners in Riyadh and about the apartments we offer to guests. It is for information only. Nothing on it is an offer that becomes a contract when you accept it.

Our management service

Sending a form, requesting an estimate or messaging us does not create a contract or any obligation, for you or for us. Our management service is provided only under a Management Agreement signed by you and by us. That agreement sets the service, the fees, the term and how it ends, and it prevails over anything on this website.

Our management fee is a percentage of net booking revenue, where net booking revenue is booking revenue less platform charges and housekeeping. The rate is agreed in each owner's Management Agreement, and the fee that applies to your apartment is the one in your signed agreement.

Market ranges and estimates

The calculator and the market figures on this website show market ranges built from comparable listings, not a projection for your apartment. They are not an offer, a promise of income or financial advice.

An estimate or proposal we prepare for you is based on market data, on what you tell us and on what we see at your apartment. What an apartment earns depends on its district, size, finish, pricing, the season, demand and the market, and it can be lower or higher than any range or estimate.

Requesting an estimate commits you to nothing.

Information about rules

Pages that explain short-term rental rules, including the Private Accommodation Unit License issued by the Ministry of Tourism, are general information based on published sources as we read them on the date shown. They are not legal advice, and they do not confirm that you or your apartment are eligible. The Ministry of Tourism decides that: check your own case with the Ministry or a qualified adviser.

Guest bookings

Stays are booked on the Layali booking site, on booking platforms such as Airbnb, Booking.com, Gathern and Aqar, or with us on WhatsApp. Each booking is governed by the terms, cancellation policy and house rules shown when it is made, not by these terms. A price or availability we mention is not a booking until the booking is confirmed.

Our content and brand

The text, photos, graphics, logo, design and calculator on this website belong to us or are used with permission. You may view pages and share links to them for your own non-commercial use. You may not copy, republish or adapt our content, photos or brand without our written permission.

Using the website

When you use the website, do not:

  • Use it unlawfully, or in a way that harms the website, us or anyone else.
  • Send us false details, or someone else's details without their permission.
  • Try to break, overload or get around the website's security, or send automated or repeated form submissions.
  • Scrape or collect data from the website in bulk or by automated means, including market ranges.
  • Upload or send anything harmful, such as malware.

We may block access, or ignore submissions, that break these rules.

Accuracy and availability

We work to keep the website accurate and available, but it is provided as it is. Details such as apartments, availability, prices, market data and rules change, and the website may sometimes be unavailable. We may update, change or remove content at any time.

The website links to services we do not control, such as booking platforms, WhatsApp, maps and government websites. Their own terms and privacy policies apply, and we are not responsible for their content or how they work.

Our liability

To the extent the laws of Saudi Arabia allow, we are not liable for loss arising from your use of the website, from the website being unavailable, or from reliance on its general information, including market ranges, estimates and information about rules. We are not liable for indirect or consequential loss, or for loss of income or profit.

Nothing in these terms limits liability for fraud, wilful misconduct or gross negligence, or any liability that cannot be limited under the laws of Saudi Arabia. Your rights under a signed agreement or a confirmed booking are governed by that agreement or booking.

Governing law and disputes

These terms are governed by the laws of the Kingdom of Saudi Arabia. If a dispute arises, please contact us first so we can try to resolve it together. If we cannot, the competent courts in Riyadh have jurisdiction.

Changes to these terms

We may change these terms by posting a new version on this page with its date. The version on the page when you use the website applies.

If any part of these terms cannot be enforced, the rest still applies.
